Job Summary
Work in collaboration with Real Estate, Landlord's, Construction, Finance and Legal partners along with outside A&E Design Professionals to coordinate entitlements, project design, project budgets, and secure entitlement approvals and construction permits for new restaurant developments. Work with Real Estate partners to evaluate potential new sites in preparation for site approvals - including preliminary site plans "Test Fits" and exterior elevations in compliance with jurisdictional codes and development guidelines. Manage all site due diligence including Site Information Reports (SIR), Geotechnical, Environmental, and Surveys
Your Key Job Functions
• Lead and coordinate the due diligence and entitlements for new and remodeled restaurants with landlords/developers, municipalities, Development Team members, internal business partners and outside consultants.
• Drive project development schedules with internal and external partners and manage project budgets
• Make site visits and attend city meetings and public hearings as required for each project.
• Coordinate, track and communicate schedules for development and permit approval timing for new restaurant projects.
• Direct and coordinate consultants in the production of preliminary site plans, SIR and design documents and landlord submittals, permitting and construction, checking their work for accuracy and conformity to design standards and development requirements.
• Provide technical expertise and input to internal business partners to develop LOIs, leases and budgets for new restaurant development.
• Foster an environment of open communication and collaboration to ensure consistency, refinement and improvement in restaurant design and development processes.
What You Bring to the Team
• Degree in Architecture, Engineering, Planning or related field. Technical degree preferred.
• 8-10+ years of commercial entitlements experience.
• Restaurant or hospitality development management experience required.
• Ground up building development and construction experience required.
• Must be highly knowledgeable and experienced with lease agreements.
• Knowledge of site selection criteria and design development required.
• Knowledge of architectural, MEP, and civil engineering design preferred.
• Proficient in Adobe Acrobat and Microsoft Office Suite; CAD efficient a plus
• Highly organized, ability to multi-task, strong attention to detail, and excellent communication skills.
• Ability to communicate direction on technical and complex ideas clearly and concisely.
• Works effectively as a self-starter, with minimal supervision.
